Mechanic’s Lien

mechanic’s lien can only arise against real property i.e., land or buildings. If a person (licensed repair facility) has repaired, furnished supplies or materials, towed or stored a vehicle and has not been paid for the services rendered, that person has a lien against the vehicle. The lien arises at the time the registered owner is presented with a written statement of charges for completed work or services.

As Section 11 of the Lien Law states and in order to ensure the validity of the Mechanic’s Lien, Charter Land Services will:

  • Provide the Last Owner and the Correct Tax Designation of the Premises
  • File the Mechanic’s Lien
  • Obtain a Certified Copy of Filed Lien for Service Purposes
  • File Affidavit of Service
